The Real Estate and Construction Manager is responsible for increasing property value by ensuring quality building and property maintenance and recommending cost effective improvements. Coordinates Vallarta construction projects and communicates with contractors, and appropriate team members. General Duties and Responsibilities: . Assist 3rd Party Managers and VP of Real Estate and Construction with the preparation of annual capital and operating budgets on Company owned shopping centers. . Recommends and supervises capital building improvements including completing records and preparing reports. . Assist Vice President of Real Estate & Construction with the construction of new stores. . Direct and coordinate the preparation of preliminary and final plans for supermarket remodels, capital improvements and/or tenant improvement projects. . Coordinate building and site repairs as needed. . Prepare Requests for Proposal documents for capital on non-managed properties and tenant improvements, and send them to vendors. . Approve vendor contracts and invoices. . Supervise progress of supermarket remodels, tenant improvements or capital improvement projects. . Prepare and review punch lists for TI or capital improvement projects. . Obtain lien releases from vendors on construction projects. . Under the direction of the VP of Real Estate & Construction initiates and supervises vendor contracts and insurance. Maintains operational records. . Drive-by properties at least on a monthly basis to check appearance. . Inspects the properties on a quarterly basis and prepare the appropriate standard property inspection checklist. . Inspects properties ensuring compliance with and consideration of fire safety codes, environmental concerns, ADA, and general building maintenance and appearance. . Oversite of 3rd Party Property Managers to ensure properties are managed correctly and following up on completed maintenance work. . Solicit bids for annual property maintenance contracts as needed. . Keep up preventative maintenance programs as needed. . Maintain and update as-built construction drawings and specifications for properties. . Implement Risk reduction and management procedures as necessary. Knowledge and Skills Experience with building operations, HVAC, plumbing, electrical and technical skills. Must have thorough knowledge of construction, the day-to-day operations of maintenance and facilities, security and housekeeping functions. Ability to read construction drawings, schematics and equipment specifications. Must have some knowledge of commercial real, shopping centers. Skilled in PC software use including MS Excel, MS Word. Extensive experience in coordinating projects. Ability to work collaboratively with others to bring projects to completion. Emphasis on retail properties. Demonstrated record of achievement in complex real estate settings. Strong written and verbal skills. Ability to understand and carry out industry specific written and oral direction. Positive, innovative approach to problem solving. Presents ideas in a clear, concise, understandable, and organized manner; negotiate, and modify opinion in order to reach the goals/objectives of the organization. Ability to simultaneously manage multiple projects. Proven ability to work independently, be solutions-oriented and a forward thinker, perform well under the pressure of deadlines, adapt well to change, multi-task, work accurately with detail and as a team member. Must work in an organized, efficient manner with a high level of accuracy, attention to detail and follow-through. Ability to exercise judgment and discretion and to cope with shifting priorities, difficult situations and deadlines. Required Education and Experience College degree preferred, or the equivalent combination of training and experience in a related field. Minimum High School Diploma. 5+ year's progressively responsible retail management operations experience. Position Type/Expected Hours of Work This is an exempt level position; schedule would be based on business necessity and coordinated through the reporting supervisor. Ability to work per the necessary schedule, sometimes Saturdays. Up to 50% travel in California required.
