$1,000,000 minimum investment 5 building commercial portfolio

Our investment group just purchased a 5 Building Commercial Portfolio in Evansville Indiana for $23.5M. We are actively looking for an Investor and/or investors to provide capital. We are seeking approximately $5.2M in cash to fund the down payment, capital expense reserves and the initial management costs. The investors would be equity partners and would receive a share of the cash flow and percentage of the equity upon disposition, proportionate to funds invested. Projected hold time for these assets is 5 to 7 years.

Each asset is stabilized and performing well. The total annual Gross Revenue for all five buildings is approximately $3,340,000; Expenses are approximately $1,192,364; NOI is $2,146,987 (our number) for a 9.1% overall CAP, OR $2,373,684 (their number) for a 10.1 overall CAP. There is a Value Add component in renting up the vacant space in the buildings, specifically the Hulman and Court buildings.

This commercial investment is a rare opportunity and does not come around often. We just opened escrow and have 90 days to complete the purchase. Please note: Although we are have a shortfall of approx. $5M, the buy in is set at $1M. In order to secure vested interest; we will create a single LLC that would encompass all equity partners so all entities are listed on the deed along with specifics of percentages.
